Quick & Easy Ways to Add Value to Your Property

November 19, 2018 by Juliann

When selling a property, you will always want to get the maximum possible value. Many homeowners will simply put the house on the market and keep their fingers crossed that someone will agree to the asking price, but this is not the best approach unless you are looking for a fast sale. Instead, it is worth spending some time, effort and, in some cases, money (which will be recouped in the final value) to make improvements to the home so that you can negotiate a higher price. So, if you want to increase the value of your home before selling then read on for a few tips.

Increase Curb Appeal

They say, “never judge a book by its cover,” but there is no truth to this when it comes to real estate. People will very quickly form strong opinions about a home from the first time that they see it and these opinions can be difficult to change even after stepping foot inside. Consider improving the curb appeal of your property by painting the door, replacing the door furniture, putting flowers outside, tidying the front garden, adding lighting and any other ways that you can make the home look better from the outside.

Upgrade The Radiators

Radiators are a key component of the home as they allow each room to be warm and comfortable. Upgrade your current radiators to modern, stylish and highly effective units to make the house both warmer and more attractive. There are many unique and stylish radiators available from companies such as Warmrooms which could help to increase the value of the property without breaking the bank.

Kitchen Upgrade

The kitchen is the beating heart of the home, which means that it needs to be an attractive area to prospective buyers. Unfortunately, kitchens can also very easily and quickly become grubby and unhygienic areas when they are used for cooking each day. It is worth spending some money upgrading this area in terms of new kitchen cabinets, a new backsplash, new cabinets, and similar upgrades. Be sure to give it a deep clean prior to any viewing too.

Bathroom Upgrade

In a similar vein, bathrooms are highly personal places, and there is no quicker way to deter a potential buyer that a dingy and dirty bathroom. Make improvements by replacing the old fixtures, scrubbing the tiles, adding towel radiators and improving the fragrance (air fresheners, scented candles). These small changes can all be effective steps to take, though if you have the budget to opt for a complete bathroom overhaul, this may be the way to go to significantly increase your home’s value. If you do decide to undertake a full bathroom renovation, it will be best to partner with a reputable local Bathroom remodeling contractor to ensure any work done is completed to a high standard. As with the kitchen, make sure that the bathroom is cleaned thoroughly before any viewings.

It is certainly worth spending some time making improvements to the home before putting it on the market as this could increase the value while also helping to speed the process along. You do not always have to spend a fortune or carry out major work to increase the value, and the above are all good examples of this. You simply need to make the property as enticing as possible, make a few upgrades and to make sure that the person that is viewing the property can envisage themselves living there – this could earn you a fair bit more on the sale.

About This Blog

Juliann, founder of Beautiful Moms

Welcome to Beautiful Moms!

Hi! I'm Juliann, wife of 33 years to Jon, a mom to four amazing children, and a proud grandma to five precious little ones. I live in Oregon.

When I started Beautiful Moms in 2008, my goal was to connect with other moms who were also raising young children. It became a creative outlet for me to share my thoughts on motherhood, review products I loved, and work with brands that help make family life a little easier.

More importantly, I wanted moms to feel seen. It's so easy to lose ourselves in the demands of caring for everyone else and forget that our own well-being matters, too. Every mom deserves to feel beautiful, valued, and appreciated, no matter what stage of motherhood she's in.

Over the years, Beautiful Moms has evolved right along with me. My children are now all grown up, and I'm blessed to be a grandma.

Life changes so quickly

One thing that hasn't changed is my passion for encouraging other moms—it's simply expanded to include every season of motherhood—from pregnancy and baby's first years to raising teens, becoming an empty nester, navigating healthy aging, and everything in between.

Myelie, contributor at Beautiful Moms

I'm excited to have my daughter, Myelie, join the Beautiful Moms team as a new contributor. As the mom of a newborn and a busy toddler, she brings a fresh perspective on modern motherhood.

She lives in Alabama with her military husband, so she also understands the unique challenges of military life, frequent moves, and building a happy home wherever life takes you.
